Welcome to N & J Student Accommodation. These Terms of Use form a critical part of your overall Lease Agreement and set out the rules and expectations for maintaining a safe, productive, and respectful living environment.
1. Payment of Rent
- Due Date: Rent is payable monthly in advance, on or before the 1st day of each month.
- Penalty: Late payments will attract a penalty fee of 10% of the outstanding balance after a 3-day grace period.
- Default: Failure to pay rent for two consecutive months constitutes a breach of lease and may result in immediate eviction processes and listing with credit bureaus.
- Proof of Payment: It is the resident's responsibility to upload proof of payment to the Student Portal monthly.
2. Noise & Conduct
- Quiet Hours: Strictly enforced from 22:00 to 07:00 on weekdays and 23:00 to 08:00 on weekends.
- Academic Atmosphere: This is a student residence. Excessive noise, shouting, or parties that disrupt the study environment of others will not be tolerated.
- Respect: Verbal abuse, intimidation, or harassment of staff or fellow residents is grounds for immediate disciplinary action.
3. Visitors Policy
- Visiting Hours: Visitors are permitted between 09:00 and 20:00 only.
- Sign-In: All visitors must sign in at security. You must personally collect your guest at the gate.
- Liability: You are 100% responsible for your guest's behavior and any damages they cause.
- Overnight Guests: Strictly prohibited. Unauthorized overnight guests will result in a fine of R500 per night charged to the resident's account.
4. Zero Tolerance Policy
- Illegal Substances: Possession, use, or distribution of illegal drugs on the premises will result in immediate eviction and reporting to SAPS.
- Alcohol: Consumption of alcohol is strictly prohibited in common areas (hallways, kitchens, lounges).
- Smoking: Smoking (including vaping) is strictly prohibited inside bedrooms and common areas.
5. Maintenance & Hygiene
- Cleanliness: Residents are responsible for keeping their own rooms clean. Common areas must be cleaned immediately after use.
- Inspections: Management reserves the right to inspect rooms for hygiene and safety compliance with 24 hours' notice.
- Damages: Any damage to property beyond normal wear and tear will be repaired at the resident's expense.
By registering on the N & J Student Portal, you acknowledge that you have read, understood, and agree to abide by these House Rules. Breach of these rules may lead to fines, disciplinary hearings, or termination of your lease.
